Obtain the appropriate licensing for the property including, State of Florida License, St. Johns County Local Tax Receipt, St. Johns County Tourist Development Tax Account, City of St. Augustine Registration Permit.
Remit both Sales & Use Tax (6.5%) and Tourist Development Tax (4%) to St. Johns County on a monthly basis.
The property will be marketed on the LUX|STA website, AIRBNB, VRBO, and other major platforms. LUX|STA performs search engine optimization (SEO) techniques to build the online presence of the property.
Create all content for marketing and advertising of the property.
Prepare the property for all code enforcement inspections, as per the local municipality, for gaining the proper short-term rental permits.
Active connections with local General Contractors, Handyman, Electricians, Plumbers, A/C, Landscape, Pest Control & Pool Services. Schedule, manage general maintenance of the Property, including HVAC, lawn care, pest control, pool services, as needed per Property
Manage the cleaning crew that works exclusively for our properties – Includes a cleaning inspection after every cleaning by LUX|STA agents. Cleaning fees are paid by guests; Effective, quick turnovers between guests with satisfactory cleaning levels.
Complete a complimentary market analysis report for the owner of a new property, which effectively provides estimated annual rental income, relative comp data, and pricing recommendations to identify the potential earnings of a property.
Owner will receive a monthly statement report with detailed information regarding reservations, revenue, expenses, and profit.
